Luxury properties in Italyare highly sought after by international buyers.
Numbers in hand, among the areas that attract the most searches we find Tuscany which, during the first eight months of this year, surpassed Lombardy—long considered a key reference point for those seeking premium real estate in Italy thanks to Milan and Lake Como—and Lazio.
The figures are striking: on one side, there is domestic tourism which, as shown by this summer’s data, is going through a period that is anything but simple; on the other, there is the rising interest from potential international purchasers who, according to a survey conducted by the team of a well-known listing portal, are showing a remarkable focus on Lucca.
The growing international interest in property for sale in Tuscany, especially in luxury homes offered by reputable agencies specialized in the prime and subprime segments, has been evident since the immediate post-pandemic period. What draws buyers to an area like the city of Lucca—and its surroundings—is primarily the sustainable lifestyle, supported not only by the city’s natural beauty, but also by its cuisine, one of the factors that make Tuscany famous across the world.
High-spending prospective buyers who turn their attention to Lucca look mainly for villas, as well as rural properties with great potential for conversion into farm businesses or holiday homes and high-end apartments in the historic center, ideally new or finely refurbished.
Lucca is, as already mentioned, at the top of the preferences of high-spending international buyers seeking luxury homes in Italy.
Also noteworthy—although to a lesser degree—are the figures regarding Florence, whose appeal lies mainly in its wealth of cultural excellence and architectural beauty, among the most important in the entire country and rightly recognized as true symbols of Italy around the world.
The high quality of life found in Tuscany—thanks to its cuisine, nature and culture—remains one of the strongest magnets for international real estate investors, yet it is increasingly challenged by the appeal of Sardinia’s seaside locations.
This is confirmed by data released last October from a major real estate listing portal’s survey conducted across Europe.
According to the findings, annual requests for luxury properties—especially from prospective buyers in the USA—have grown by 36%, among the highest rates recorded across Italian regions.
Driven particularly by the timeless allure of the Costa Smeralda, a benchmark in luxury tourism, the island’s premium property market stands out for its strong dynamism.
The quality of life long associated with regions like Tuscany and Sardinia—some Sardinian communities have been the subject of longevity studies that contributed to the development of the Mediterranean diet—and their undeniable tourist appeal meet the needs of various types of foreign investors.
There are those looking for a place to spend part of the year in mild climate conditions and those who aim to invest in sectors such as short-term rentals, focusing on areas where seaside landscapes, rolling hills and art cities consistently generate demand.
